Faded or poorly defined parking lines make a commercial lot harder to use. Drivers miss spaces, cut across lanes and park where they shouldn't. Parking lot striping and painting fixes that, either by laying out a new design or by refreshing the markings you already have.
We stripe parking lots for retail centers, office buildings, apartment communities, churches, schools, medical offices and industrial sites across Houston. The right marking material depends on the pavement, how much traffic the lot sees and how long you need the lines to last.

What's included
- New parking space layouts on fresh or resurfaced pavement
- Restriping over existing lines that have faded
- Directional arrows, stop bars and crosswalks
- Drive-lane, loading-zone and no-parking markings
- Stenciling such as reserved, visitor, compact and EV spaces
- Layout changes to add spaces or improve traffic flow
Signs your lot is due for restriping
- You can no longer see where one space ends and the next begins, especially at night or in rain.
- Cars park crooked or straddle two spaces.
- Arrows and stop bars have worn away at entrances and busy turns.
- You've just sealcoated or resurfaced, which covers the old lines.
- Tenants, customers or an inspector have pointed out unclear markings.
How a striping project runs
Site review
We look at the lot, measure where needed, and note the existing layout, surface condition and any special markings.
Layout plan
For a restripe we follow the existing lines. For a new or changed layout we confirm space sizes, aisle widths and traffic direction with you first.
Surface prep
The pavement is cleaned of dirt and debris so the paint bonds. Damaged areas may need repair before striping.
Striping
Lines, arrows and stencils are applied with striping equipment. Work can be scheduled in sections or after hours to keep the lot open.
Reopen
Areas reopen to traffic once the paint has dried. We tell you when it's safe to drive and park on the new lines.
What affects the cost
Every property is different, so pricing is based on a site-specific estimate. The main factors are:
- Size of the lot and number of spaces
- Restripe over existing lines versus a new layout
- Number of arrows, stencils, crosswalks and special markings
- Paint type, such as waterborne traffic paint or longer-lasting options
- Surface condition and how much cleaning or repair is needed
- Scheduling needs, such as nights or weekends
Striping for Houston's heat and rain
Houston's strong sun, heat and frequent heavy rain wear down pavement markings faster than in milder climates. Lots with heavy daily traffic, like grocery-anchored retail centers, often need restriping more often than quiet office lots.
We plan striping around the weather. Paint needs a dry surface and a dry window afterward, so summer storms and wet mornings can shift the schedule by a day.
Parking Lot Striping questions
How long before cars can drive on new parking lines?
Drying time depends on the paint, temperature, humidity and how thick the lines are. In warm, dry weather, traffic paint often dries quickly, but we'll give you a specific reopening time for your project.
Can you change our parking layout?
Yes. If you want more spaces, wider aisles or a different traffic pattern, we plan the new layout with you before work begins. Layout changes may affect accessible parking and fire lane requirements, so those are reviewed at the same time.
Do we have to close the whole lot?
Usually not. Larger lots can be striped in sections, and work can often be scheduled for evenings or weekends to keep the property open.
