Parking lot striping FAQ
Answers to common questions about striping, seal coating, fire lanes, accessible parking and pavement repair.
General questions
How much does parking lot striping cost in Houston?
Pricing depends on the size of the lot, number of parking spaces, layout complexity, surface condition, and type of markings required. A site-specific estimate is the best way to determine the cost.
How often should a parking lot be restriped?
The timing depends on traffic, weather exposure, pavement condition, and the marking materials used. Regular inspections can help identify when lines have faded enough to need refreshing.
How long does parking lot striping take?
Some smaller projects can be completed in a day, while larger lots or projects involving repairs and complex layouts may take longer. The expected schedule depends on the site and the agreed scope.
When can vehicles drive over freshly painted parking lines?
Drying time varies with the marking material, temperature, humidity, and pavement conditions. Follow the project's instructions before reopening the marked area to traffic.
Can you restripe an existing parking lot?
Yes, restriping can refresh faded markings when the existing layout is still appropriate. If changes are needed, the proposed layout should be reviewed before work begins.
Can fire lanes and accessible parking spaces be marked?
These are common commercial pavement marking needs. The layout, dimensions, colors, signage, and other requirements should be checked against applicable regulations for the property.
Should pavement be repaired before parking lot striping?
Damaged or deteriorating pavement may need repairs and surface preparation before new markings are applied. The recommended approach depends on the type and condition of the surface.
Do you serve areas outside Houston?

Parking Lot Striping
How long before cars can drive on new parking lines?
Drying time depends on the paint, temperature, humidity and how thick the lines are. In warm, dry weather, traffic paint often dries quickly, but we'll give you a specific reopening time for your project.
Can you change our parking layout?
Yes. If you want more spaces, wider aisles or a different traffic pattern, we plan the new layout with you before work begins. Layout changes may affect accessible parking and fire lane requirements, so those are reviewed at the same time.
Do we have to close the whole lot?
Usually not. Larger lots can be striped in sections, and work can often be scheduled for evenings or weekends to keep the property open.
Garage Striping
Can the garage stay open during striping?
In most cases, yes. Work is usually done one level or zone at a time, often at night or on weekends, with the rest of the garage open.
Is garage striping different from parking lot striping?
The layout work is similar, but garages have concrete floors, limited ventilation, low clearances and lighting to plan around. Those affect the materials and the schedule.
Can you add pedestrian walkways?
Yes. Marked walkways and crosswalks help separate people from traffic, especially near elevators and stairwells.
Seal Coating
How long does sealcoat need to cure?
It depends on the product, temperature, humidity and sun. Many lots are kept closed to traffic for at least a day, but we'll confirm the timing for your project before work starts.
Will sealcoat fix cracks and potholes?
No. Sealcoat protects the surface; it doesn't repair damage. Cracks and potholes should be repaired first.
Do I need to restripe after seal coating?
Yes. Sealcoat covers the existing lines, so restriping is part of a sealcoat project.
Fire Lane Striping
What color are fire lanes in Texas?
Red with white lettering is common, but the exact requirements are set locally. We confirm the rules for your property's city or county before painting.
How often should fire lanes be repainted?
When the color fades or the lettering becomes hard to read. Busy lots and areas with full sun usually fade fastest.
Do you install fire lane signs?
We coordinate the markings with any required signage. Tell us about your signs when you request an estimate.
Accessible Parking Striping
Do accessible spaces have to be painted blue?
Blue backgrounds are common but the key requirements are the space size, access aisle, symbol and signage. We'll lay out the markings to match the applicable standards and your preference.
What is a van-accessible space?
A space with a wider access aisle (or a wider space) and enough vertical clearance for a van with a side lift. At least one in six accessible spaces needs to be van-accessible.
Does restriping affect our accessible spaces?
It can. If the layout changes, accessible spaces and aisles should be reviewed so they still meet the requirements.
Pavement Repair
Should repairs be done before striping?
Yes. Striping over cracks and potholes doesn't last, and repairs made afterward will cut through the new lines.
Do you repair both asphalt and concrete?
We plan repairs for both. The approach depends on the surface type and how much damage there is.
How long before a repaired area can be used?
It depends on the repair type and material. We'll tell you when each area can reopen.
